Our real estate team is committed to protecting your legal interests. There are several steps that we take on your behalf to ensure that your interests are protected throughout the process of your purchase or sale:

  • Review of your Purchase and Sale Agreement: We will review your contract agreement to ensure that it meets your needs and that you are fully prepared to meet the terms you have agreed to in your agreement.
  •  We recommend that you have the purchase and sale agreement reviewed by us prior to finalizing to ensure that that the terms of the agreement meet your objectives. This allows you adequate time to make any changes that may be in your best interests.
  • Here are steps we will take on your behalf once your purchase offer has been accepted:
    Review Purchase Agreement: Identify key dates and terms. Plan the closing agenda.
    Conduct Searches
    Prepare Requisitions
    Coordinate Solicitor’s Instructions with your Mortgage Lender
    Prepare Documents for Transfer and Mortgage
    Meet with you to review and sign documents and finalize closing financials.
    Attend to closing day details which include coordinating the exchange of documents and funds with the Seller’s Lawyer and your bank.
  1. Please provide us with the following information pertaining to your purchase and note the following points & reference:
  2.  Full legal names and birthdates of the people going on title.
  3.  Occupation of each person going on title.
  4.  Spousal status of each person on title (if you have a spouse who will not be going on title, they will still have to attend our office for signing the required spousal consents).
  5.  Once you finalize your mortgage, please provide your lender with Ms. Hazai’s name and contact details so that they can send us the paperwork for your mortgage.
  6.  Current address and phone numbers of each person on title.
  7. Please advise if you will be occupying the property as your residence.
  8.  How will you be taking title? Joint Tenants or Tenants in Common? Where title is held as “joint tenants” and one of the owners dies, the other automatically becomes the sole owner of the Property. This is the manner of holding title most commonly used by spouses. However, where title is held as “tenants in common” and one of the owners dies, the deceased owner’s interest passes to his beneficiary under his will or, if there is no will, to his heirs in accordance with the law. If you want further clarification on how title can be held, please do not hesitate to contact Ms. Hazai.
  9. Name and contact information of your home/fire insurance broker. Your lender will require you to provide us with an insurance binder confirming proof of fire and hazard insurance where your lender is named as first loss payee. Please arrange for the same and have your insurance company provide it to us as soon as possible. This document is required prior to closing.
  10. Please provide us with 2 valid pieces of ID (please note that in Ontario, a health card is not a valid ID). If you are not sure of what constitutes an acceptable identification document, please do not hesitate to contact us. We have already received a copy of your driver’s licence and will require a second piece of identification from you.
  11.  Please advise if you are first time home-buyers. If you are a first time home buyer, you may be eligible for a rebate of up to a maximum of $2,000.00 for the provincial land transfer tax. To be eligible for the rebate you must be at least 18 years old; must occupy the home as your principal residence within nine months of the date of transfer; cannot have ever owned an eligible home, or an interest in an eligible home, anywhere in the world, and if you entered into an agreement of purchase and sale before December 14, 2007, the eligible home must be newly constructed and you must be eligible for the Tarion New Home Warranty. Further, If you have a spouse, your spouse cannot have owned an eligible home, or an interest in an eligible home, anywhere in the world while being your spouse. If the property you have bought is in the City of Toronto there is also a Municipal Land Transfer Tax payable. As a first time home buyer you may be eligible for a rebate of up to $3,725.
